Have you found a conveyancer yet?

You might think that finding a property you can afford in an area where you want to live is the most complicated part of the process, but you will soon learn that the legal procedures involved in transferring property can be complicated. One essential job that you may not have considered is that of a conveyancer. The conveyancer is the one responsible for arranging the legal sale. They will oversee the transfer of the property between owners. They will manage the period leading up to the exchange of contracts and right through to the completion when everyone can move into their new properties. While you might think that most of the hard work is over by the time the sale reaches the exchange of contracts, there is plenty of legal and administrative paperwork to be completed before the sale can be final.

What does a conveyancer do?

The detailed work of a conveyancer will vary from job to job. In many cases, their work will begin when they are sent a copy of your contract along with a copy of the legal property title. The conveyancer will go through these documents carefully and look for any discrepancies or potential legal problems. They will check that any modernisations or changes to the property were completed through the correct legal procedures and that planning consent was granted for any changes.

In addition, the conveyancer will conduct any searches required on the property. They will ensure that there is nothing about the structure or legal status of the property that could prevent you from securing a mortgage. Sometimes, the conveyancer will work with your mortgage company to conduct any necessary checks and to confirm to the lender that any conditions attached to the mortgage offer have been met.

Are you ready to exchange contracts?

When all the practical and legal details have been resolved, you can agree on a day for the formal exchange of contracts. Your chosen conveyancer will keep working to the end. They will work to check and complete the final searches and ensure that there are no unpleasant surprises during the financial elements of the sale. With the conveyancer playing such a crucial role in the property transaction, you must choose a conveyancer with whom you can communicate easily and who you can trust to act in your best interests throughout the process and provide timely updates on every stage. Corporate Law: How to Hire and Fire

Hello, my name is Jenny. I am happily married and have two kids. A few years ago, I started a company with my husband. At first, it was just the two of us working away from home, but as the business took off we had to think about hiring more staff. The company grew in size from 2 people to 4 people to 10 people. Once the number of staff reached double figures, I realised that I needed to make sure that I had legal paperwork and contracts in place so I could hire and fire staff if need be. We hired a lawyer to work with us so we could make sure our business was well within the law.
